I was walking through the city again this week, and I hate taking these photos, but it illustrates just how severe the situation is at ground zero right now. This is almost normalised in our daily life and I’m sure to many, it seems almost insurmountable, that we can get on top of it and find a better way. Of course those in the industry know rough sleeping is only the tip of the iceberg. But given how entrenched things have become by this stage, there really are only a few models that can truly break the cycle. They are supportive housing models and it’s great to see a lot more focus emerging on these models of housing and support, once again in this state. Many will know of the #YouthFoyer and #CommonGround models, as two prominent examples, backed by research and tenancy data that highlights their effectiveness. To some these programs might seem expensive on the front end, but the savings to government in health, justice and community services, is quite extraordinary. What’s more, some of the success stories include people ten years on actively back in the workforce, sustaining tenancies, paying off a mortgage, and participating in our economy. It is sometimes encouraging to look back 20 years. In mid-March 2004: >We had only had Facebook for a month; >Peter Andre was at number 1, with the seminal track "Mysterious Girl". Britney Spears would soon displace this fleeting glory with "Toxic"; >People going to large dark rooms to see films would be able to see "Mona Lisa Smile" but would have some time to wait before being able to go to "Blade: Trinity". Possibly Ryan Reynolds' most overlooked action film; >And the Barker Review was published, as the most detailed and wide reaching overview of housing policy and delivery for the past 50 years. The Barker Review included 36 specific recommendations to improve the supply of affordable and private housing. A lot of these related to housing targets and planning strategy. One of the intentions was to get us to the magic number of 300,000 net new homes per year. The HBF have published an excellent 20 year follow up to the Barker Review, called "Beyond Barker". What is particularly depressing is that for a mix of reasons, "the prospect of 300,000 new homes a year in England seems as far off today as it did in 2004". These reasons arguably include matters beyond anyone's control, such as the 2007/8 crash and Covid. But factors within our democratic control include the reversal of enforceable/mandatory housing targets, and a protracted lack of investment in new social rented homes. As "Beyond Barker" notes, this has led to yet more depressing facts, including: >Average age of first time buyer up from 31.4 yo to 33.5; >Ratio of median house prices to median earnings up from 5.1 to 8.3; >Proportion of households privately renting up from 11% to 19%; >Proportion of 'younger' households owning their own home (aged between 25-34) down from 58.6% to 44.7%. The big question is, what do we want to say in 2044? Is this decline in fortunes and lifestyles reversible or will we be sighing about this again (and reminicising about Benson Boone and Kung Fu Panda 4)? #housing #realestate #thamesvalley #bladetrinity #peterandre

A new report sheds light on the impact of housing costs on communities and highlights the challenges faced by families. As Patrick Kennedy wrote in this January The Dallas Morning News Op-ed, the greatest challenge facing Dallas is not the perceived threat to single-family homes, but instead the dual threats of lack of tax base and rising land and housing costs. And if the goal is increasing ownership, the status quo is not working. From the 2010 census to 2020, the rate of homeownership in Dallas dropped from 46% to 41%.
