The Real Estate Associate position is an opportunity that will expose the individual to all aspects of the multi-family commercial real estate industry. In this unique role, you will have an opportunity to learn the fundamental aspects of both debt and equity platforms. You will have dual reporting into both the Acquisition and the Asset Management Departments where you will gain diverse experience in both the front-end acquisition and underwriting space as well as post-close Asset Management.
Essential Job Functions (Duties/Responsibilities)
The Real Estate Associate will have the following duties and responsibilities, including but not limited to:
Acquisitions/Underwriting
- Create and manage in depth Excel models to analyze new acquisitions, developments, and dispositions of real estate assets.
- Perform transaction, sponsor, market, and asset level due diligence for investment and financing opportunities.
- Assist with preliminary and final investment packages and support in the presentation to leadership.
- Review deal materials including letters of intent, term sheets, operating agreements, and loan agreements to ensure consistency with financial models and investment packages.
- Assist the Production Department in preparation of deal offering materials to investors.
- Research key real estate fundamentals, macro-economic trends, and demographic shifts to formulate investment strategies.
Asset Management
- Collect and analyze property financial statements and rent rolls to assess property performance, trends, and risks.
- Communicate with investment sponsors on an ongoing basis to explain operating variances, obtain leasing and occupancy updates, and the status of execution of investment business plans.
- Facilitate the dissemination of annual investor K-1 statements to the investor portal and drive the related process.
- Synthesize cogent and salient investor quarterly reporting commentary, accurate income statement and occupancy presentation, and drive the process for issuance of investor and senior management quarterly reporting on a timely basis.
- Obtain and issue fair market valuations to relevant investor SDIRA custodians.
- Review and approve capital calls for ongoing projects.
- Drive investor distribution process; calculate investor distribution amounts for upload to portal, initiate distribution with Treasury Department, and guide investor distribution notice process.
- Periodically update investment models for distributions, capital calls, investment fees/promotes, and projected values to evaluate projected performance.
- Maintain relationships with investors; field investor questions, requests, and issues, and act as liaison between internal and external parties to facilitate resolution, requests, and accounts.
Qualifications
Education: Bachelor’s degree in real estate and/or finance (MBA or Masters in Real Estate preferred, but not required)
Experience: 2-4 years of experience in real estate acquisitions, finance and/or investment banking.
Knowledge/Skills/Abilities:
- Highly motivated, hard-working and focused on succeeding.
- Strong interest in commercial real estate specifically the multifamily / SFR asset classes.
- Excellent research, analytical, organizational, time management, interpersonal, writing and communication skills, including an innate attention to detail.
- Ability to effectively track and handle multiple contemporaneous projects.
- Capacity to work in a team-oriented environment and engage in cross departmental collaboration, as well as independently problem solve
- Thorough working knowledge of Microsoft Excel, Power Point, Word.
Arbor Realty Trust, Inc. offers a competitive base salary and discretionary bonus. The starting base salary range for this position is $90,000 to $110,000. The specific compensation that will be offered is based on an understanding of the hired candidates' qualifications at the time of hire. Employees are eligible for a discretionary bonus based on employee work performance reviewed during the course of the year. The total compensation package for this position will also include other elements, a full range of medical, and/or other benefits including 401(k) eligibility and paid time off benefits.
